Creating a Realm

A Realm is one transaction. You can start one two ways: by promoting a lead you've been working, or from scratch when a transaction lands without a matching lead in your pipeline.

From a lead (the usual way)

When a lead goes under contract, turn it into a Realm so the contact, their details, and any consents they've already signed carry over.

  1. Open the lead from People, Leads, or your Pipeline.
  2. Choose Create Realm (or move the lead into an under-contract stage — Realm creation is offered at that point).
  3. Pick the side — buyer or seller. This decides which documents and milestones apply.
  4. Add the property (address) and any key dates you already know.
  5. Confirm. The Realm opens with the contact already added as the Client.

Consents the contact already signed — like a Buyer Broker Agreement — follow the contact, not the Realm. A buyer who signed one BBA is covered across every Realm, so you won't be asked to collect it again. See Client consents.

From scratch

When there's no lead to promote:

  1. Go to Realms and choose New Realm.
  2. Pick the side (buyer or seller).
  3. Enter the property and the client — you can attach an existing contact or create a new one.
  4. Add any key dates you have (contract, inspection, closing).
  5. Create the Realm.

What happens next

As soon as the Realm exists, Realm sets up the transaction for you:

  • The document checklist populates with what this side and your brokerage require. See A Realm's documents.
  • If a Transaction Template applies, its milestones and reminders are laid onto the Realm's timeline.
  • EVE starts watching for what's missing and prepares updates for you to approve.
