Every figure carries its source, and thin data is left out
Each number on the presentation carries the same four things: the value, where it came from, when it was current, and what it was computed over. A median reads as the median of six sold comps from the MLS listing feed, as of a stated date, on your working view and on the seller's copy alike.
Below three qualifying comps a figure is omitted rather than estimated. The page says that in a sentence instead of quietly printing a median of two houses, and a box left empty because the feed reported nothing says so rather than looking like something you skipped.

Adjustments, then a second read before you present
Comps are rarely the subject's size, so REALM adjusts each one toward it and prints the arithmetic on the line: the square footage difference, the rate applied, and why that rate is half the median sold price per square foot rather than all of it. Add your own lines on top for condition, a pool, a corner lot, whatever your market judgment says.
Then EVE reads the grid you are about to present and reports what a broker or the agent on the other side would question. The review is deterministic and advisory: every finding names its own numbers and the concrete fix, and it changes nothing by itself.

What does REALM's CMA software do?
It builds a seller-ready comparative market analysis from your live MLS data. You type the subject address, REALM matches it to the MLS record and fills in the subject facts, assembles a balanced grid of closed sales and live competition, computes the standard figures with a source and an as-of date on each, writes a pricing narrative from those comps, and gives you a live link you can share and revoke.
Where do the comps come from?
From the MLS feeds your credentials entitle you to read. When a real analysis cannot get live comps, REALM refuses to build it and names the reason, whether the address could not be located precisely, the market is not covered by your active MLS agreements, or that area's MLS is not connected yet. It never puts sample comps behind a real address.
Can the presentation change after I send it?
Not on its own. The comp set is frozen when the CMA is built, and including or excluding a comp re-derives the figures from that frozen set without re-querying the MLS. Is a CMA an appraisal?
No, and REALM never presents it as one. The seller's copy says so on the page. The comp rules follow appraisal comp-selection practice, because comps chosen that way keep your pricing story defensible, but the analysis is yours and the pricing call stays yours.
What happens when I win the listing?
Open the Transaction straight from the presentation. The subject address carries over, so the file starts on the property you just priced.
