What is a Transaction Template

A Transaction Template is a reusable blueprint for a kind of transaction. It bundles the documents, milestones, reminders, and rules a transaction needs — so when you start a new Realm, everything that should be there is already set up, in the right order, for the right state and side.

Think of it as your brokerage's "this is how we run an Arizona buyer transaction" turned into something the platform applies for you.

What a Transaction Template bundles

  • Document requirements — the Compliance Packs (built from document packs) that say which documents the transaction needs.
  • Milestones — the key dates and deadlines (Offer Accepted, BINSR Due, Appraisal, Close of Escrow) that drive the Realm's timeline.
  • Communications — reminders and messages scheduled relative to those dates (for example, "remind me three days before BINSR is due").
  • Rules — conditions that change what's included. A well, a septic system, an HOA, solar, or a cash transaction can each add or remove the right documents automatically.
  • Vault policy — when a finished Realm should be archived to the Vault, and for how long.

It orchestrates — it doesn't duplicate

This is the important idea: a Transaction Template is an orchestration layer over systems Realm already has. It selects, conditions, and sequences them. It does not create a second copy of your documents or your packs. When a Transaction Template applies a Compliance Pack, it's pointing at your existing pack — edit the pack once and every Transaction Template that uses it stays in step.

A Transaction Template is state-driven, not a giant checklist. It surfaces the next few things that actually need attention now, schedules the rest for later, and lets EVE watch for what's missing — instead of dumping 80 to-do items on you at once.

Who manages Transaction Templates

Transaction Templates are a brokerage setting. Your broker or admin builds and publishes them; agents and coordinators apply them to a Realm. You'll find them in Brokerage Settings → Realm Settings → Transaction Templates.

EVE seeds a starter for you

You never open an empty Transaction Templates list. The first time your brokerage looks at it, EVE seeds a starter Transaction Template — a sensible buyer-purchase blueprint — and drops it in as a draft badged as EVE's. It's there to edit, not to use as-is: review it, adjust the packs, milestones, and reminders, and publish it when it fits how you work. If you'd rather start from a description of your own, use Draft with EVE instead. Archive the starter and it won't come back.

Next steps
