People, Leads & Pipeline

This is the lifecycle of a relationship in Realm: a person comes in, becomes a lead, moves across your pipeline, and — when it goes under contract — becomes a Realm. Each stage has its own surface, because each one is a different job.

One People hub, four tabs

People, Leads, Referrals, and Recruiting are all facets of the same thing — the humans you and your brokerage work with — so they share a single left-nav entry and a tab bar across the top:

  • People — your full contact book.
  • Leads — the new-business workbench.
  • Referrals — client referrals you send or receive.
  • Recruiting — the brokerage's agent-hiring pipeline.

Which tabs you see depends on your role. Everyone gets People; agents and team leads also get Leads and Referrals; brokers and team leads get Recruiting.

Pipeline lives on a different hub. It's a stage of the transaction lifecycle, so it shares a tab bar with REALMS and Vault — REALMS · Pipeline · Vault. You still reach it in one click; it's just grouped with the work it leads into.

The lifecycle

This order is about scope, not strict timing. A brand-new inbound lead actually enters at Leads — and is automatically added to People at the same moment, because in Realm a Lead is a Person (a contact you're actively pursuing). People is simply the widest circle; Leads, Pipeline, and Realm are progressively narrower views of the same relationship.

  • People is your full contact book — every client, past client, sphere contact, team member, and vendor you know.
  • Leads is the new-business workbench — where fresh inquiries come in from your lead sources and get routed to the right agent or team.
  • Pipeline is the board where active opportunities move stage by stage toward a transaction.
  • A Realm is the live transaction once it's real — one property, one buyer or seller side, with its documents, milestones, and people.

Why these are separate surfaces

They answer different questions:

  • Who do I know?People
  • Who just came in, and who owns them?Leads
  • What's in motion, and what stage is each at?Pipeline
  • What's under contract right now?Realm

Each has a view tuned for that job — a contact book, a routing workbench, and a stage board. They share the same underlying contacts, so a person flows from one to the next without re-entry.

A Workspace is your brokerage or team container; a Realm is a single transaction inside it. People, Leads, and Pipeline all live at the Workspace level — they become a Realm only when a transaction is created.

One detail worth knowing up front

Client consents (Buyer Broker Agreement, Listing Agreement, Agency Disclosure) belong to the person, not to a property. A buyer signs one Buyer Broker Agreement that covers every home they look at. So consents live on the contact in People, and each Realm reads through to them. See Client consents.
