Everyone signs in one room.

A transaction has four or five parties. Every other tool sends each of them a separate email and leaves you as the switchboard, forwarding documents, chasing signatures, answering did title get it yet? by hand. A Realm is one room per Transaction, and everyone who belongs in it is in it.

The problem

You are the only one who can see the whole thing.

Send a document for signature the usual way and it fragments the moment it leaves: one email to the buyer, another to the co-op agent, a forward to the lender, a separate thread with title. Each party sees their slice. Only you see the picture, so every status question routes through you, and a missing signature is something you notice rather than something you look up.

Hub and spoke

The Realm sits in the middle. Everyone else is a spoke.

You keep your Transaction: the private working container with the stages, the compliance, and the whole document library. What you open on top of it is the Realm, and every party you invite reads through to that same record rather than getting their own copy of it. One set of facts, a different view of it each.

The client
Opens the room from a link and sees where the transaction stands in plain language, the key dates, what they still owe, and the documents shared with them. They can ask EVE a question about their own transaction and get an answer grounded in it.
The co-op agent
The other side works from the same room instead of a forwarded thread: the roster of who is in it, the milestones as they move, and the documents you shared with them, signed in place.
The lender
Gets exactly the documents they were sent and nothing else, plus the dates the financing turns on. No account to create, and their view stays current without a call to you.
Title and escrow
Sees the milestones and the documents shared with them as the transaction moves, so the status question they would have phoned in is already answered.
Service providers
The inspector, the appraiser, the photographer come in for their part: they upload what was asked for, and they see the room's timeline rather than the whole file.

Guests are guests: a link, no account, and nothing to buy to take part in a Realm they were invited to.

Your client, the other agent, the lender, and title open the room from a link. Nothing to create, no password to reset, and everything they do is still on the record.
Signing lives in the room
Signature requests are part of the transaction, not an email that leaves it. Fields are placed for you on any form, each party signs their own items, and the executed copy files itself back.
Each party sees what they should
Document access is per person: the lender does not see what only your client should, and the other side sees only what you share.
Already signed elsewhere? Fine.
Upload an executed copy from TransactionDesk or wet ink and mark it already signed. It counts like any other completed document. Nobody signs twice.
Status without a status call
Key dates, what is done, and what is outstanding are visible to everyone in the room, so nobody has to ask you where things stand.
EVE keeps it current
As the transaction moves, EVE posts the milestone updates, so the room stays live without you writing a single update email.

Meet in it

The meeting happens where the work is.

Every other tool sends people to a meeting: a separate app, a link that lands somewhere else, a download five minutes before it starts. A Realm holds the call inside the transaction, so the document you open is the transaction's document and the people on the call are the people on the file. Nothing is recorded.

Guests click a link
Your client, the co-op agent, the lender and title join on the same link that admits them to the room. No account, no seat, no app, no card. This is what decides whether the meeting actually happens.
A document, not a shared screen
Open one of the transaction's documents beside the video and everyone reads and scrolls it themselves instead of watching your cursor. Expand it, or go full screen for a dense contract.
Schedule it, or repeat it
A scheduled meeting books your Calendar and sends a real invite that accepts into Outlook, Google Calendar or Apple Calendar. Weekly, fortnightly or monthly runs as one series, because the room is persistent.
Or narrow who it is for
A meeting is for everyone in the room by default. Pick specific people and everyone else is turned away at the door, so a team-only conversation inside a client's transaction is a normal thing to hold.
EVE can take the notes
Each person's own device transcribes only their own microphone, and only if they agree, so nothing is listening to the room. The notes say plainly whose words are in them.
You choose who receives them
When it ends you see what EVE captured and tick who gets it, one name at a time. Summary and commitments only, never the transcript, and nothing sends on its own.

One limitation worth knowing: sharing a screen does not work in any browser on an iPhone or iPad. That is an Apple restriction rather than ours. Joining, camera, microphone and the document pane all work fine on a phone.
